Hi guys, after being an armchair modeler for over a decade, I have finally secured a room in the house for my layout. I have attached a plan (I hope). I am not very good with computers sorry.

The size is 20Ft (6.1m) x 13Ft (4m). It's a bit of an odd shaped room, but it is what it is.

It is a point to point, switching layout. There is a med size bedroom adjacent to the right hand wall where the yard will be if i can con the missus into letting me blast a hole in the wall. In the future I hope to be able to move the yard in there and turn it into a staging yard. At the moment I will have a hidden staging track extending from the end of the yard under the cold storage building. The track rises from the turnout opposite KFC up to 2" at the turnout for the industrial park, and then another 2" up to the turnout near medusa cement. This gives a steady 2% grade all the way.

Any constructive thoughts appreciated.

Plan

I would put a switch just past the KFC road crossing and put a track right along the back drop and hide it behind trees, running it all the way around the corner and tying it back into the main near the bridge (liftout?) on the left side.  I would use that as an interchange or staging track.  It looks like you only really have about 26 cars of room in the yard if it is full to gills and about 39 spots on line.  Having someplace to swap out cars would be nice.

Not sure what's going on with the end of the yard near the cold storage.

From a scenic standpoint if there is a way to not have the roads and buildings all exactly parallel to the edges of the railroad, the roads leaving the layout at a 90 degr angle, it will  make the scenery more interesting.

Staging under cold storage?

Looks like a nice industrial switching layout.

Is that curve off the end of the yard heading under the cold storage to some staging perhaps?

Are the switches into the industrial park on the 2% grade?  Will track on the recycling side be slightly higher than the track on the plastics side as a result (might be an interesting scenic feature)?

If the whole thing was level, it would be likely that you’d end up settings cars for ADM on the main past the KFC switch, and cars for the industrial park on the main over the bridge, and quite possibly cars for some of those industries in the machine shop to cold storage stretch on the curve on the main next to the machine shop at some point in the process of switching.  With a 2% grade on that long stretch that’s not going to be possible.  I don’t think that presents any insurmountable problems for operation, but it’s worth thinking about a little to be sure.  Especially for the industrial park.  For example, if you need to pull an empty from the block supplier at the end of the industrial park and spot a new car there, what are you going to do with the empty to get it out of the way?  Shove it down the other lead to the industrial park?

Thanks Dave & Ken, appreciate your ideas. I actually had that EXACT layover track you suggested but I removed it as I could not see the operational advantage, I will revisit that again.

At the end of the yard is a curved turnout going to a 2 track lower hidden staging underneath the cold storage warehouse and continuing along under the layout along the back wall ending underneath the Grocery Dis't.

As the mainline from KFC rises 4" by the time it reaches Medusa cement so I will be able to run the hidden staging under the Cold storage warehouse as it will be 4" higher than the yard tracks.

The idea being operating sessions would start with a pre made up train arriving on scene out of hidden staging. 

Your idea about layover trackage has got me thinking now Dave ......
