e%205(1).bmp As part of the addition to the back of our Home (Grey Area), The Mother in Law room will be expanding. (Cream Area) 

As it sits now the room is 11.5' x 19.5'  inside wall t0 wall.  I will gain a new "L" shaped area around the old room.  The new inside dimension will be about 18.5' x 26.5'.  This will add about 7.5' along the North and West walls.  All the Glass (Divided Lights) and door in the west wall will be removed to make a 11.5' opening from the old room into the new space. 

The Baby Girl (10) will get her own room of about 11' x 10' (North West corner).  The 2 boys (7,3) will move into the the the old kids room that was shared by both the girl and boy and the baby will move out of our room and into the new boys room. 

We will gain a 3rd bathroom and a new eating area.  AKA Diner with Booths and a place to sit my pinball machines and a stand up video game emulator (Old school stuff Pre 1985).  Diner will also serve double duty as a crew lounge for operations.

Our house is big and looks bigger than it is.  The center of the house was gutted before I bought it and now has a huge great room that is 48' x 18' and as a single guy it was great place.  I have my pool table at one end and TV area at the other .  It great hall opens into the kitchen along the west wall.  the north wall of that great hall was all Divided lights and full double French doors with divided glass and the master bedroom is the same way on the west wall that enters into the great hall along the east wall (The Master is Mirror image of the Mother in Law room but inside the home just much larger.)  Lots of glass and it used to look like a museum with the 2'x2' travertine tile set on a diagonal.  To make this the previous owner (single old lady) removed the 3rd bedroom, Hallway and closets at the front of the house and the large eat in kitchen area was cut in half to make small office/den and a smaller kitchen.  Our kitchen is still rather large it just no longer has an eat in area other than the 3'x6' center island all done in grey black granite counters.  The new Dinning room is were my 6 leg with wine red felt in dark hardwood pool table lives at the north end of the great hall.

Trust me this is way cool,  well now that I have a wife and 3 kids space is just gone.  My Pool table that I have not seen in years as it is a revolving storage area for kid toys and and rotating cloths etc.  The back glass wall now has wire shop shelves in front of the windows to store stuff,  The glass walls for the master bedroom are now covered to keep small eyes from looking in etc. etc. 

Should we move or add on.  Well, to move and not get as nice or as large of place as we have now will cost us almost twice of what the addition will be.  Then we still need to fix up the house we live in now to sell it.  The addition is a better way to spend the money.

For one the Mother in law room will exit into the house/diner rather than going outside to enter it so it will change names from Mother in Law room to Train Room/Shop.

I'm looking at getting a shed 10'x14' to put out back and make that the new Mother in Law room.

Always good to grow! Some labels on the plan would help me understand what you mean. As a building plan examiner I am curious about your light and ventilation. The house has forced air? Sorry, can't help myself. 

Btw: mother-in-law would be way happier at the local Best Western anyway

It has a window A/C and I use a quite in wall mount vent  fan to move air from one side to the other.  You can see the wall fan and grill to the left of the A/C unit just past the window.  I work in a clean room so for dust control etc. I had the train room not part of the normal forced A/C with the rest of the house.  It stays very Dust free in that area except for construction.  Before construction the train room had no Dust.  aka dust free.

 

as for the quick plans it is close to what we came in with final a few things have been moved like the closet door in the girls room now opnes into the room an not into the alcove. I put the "Red Diner Booths" on the East wall and moved my pinball "Blue" machines and arcade "black" game to the west wall.

Diner will double as crew area too.

Yes.  It will work it's around the wall to the north and finish at the GS&M yard next to the door.  Helix for PHX stage will no longer be needed as PHX stage tracks will be under the ATSF yard on the north wall in the "L"  As a bonus what was PHX on the bottom level will be added to TUC staging.

It is a 2:12 slope flat type roof,  Basically a bigger patio over the train room.  The person who owned this house before me built an art studio under the existing patio that was later turned into the train room. If you look you can see the huge rippers that are the new roof over the train room.  the old train room roof was removed and the rippers 24' x 2' x 2" run siamesed next to the old rippers in the train room.  

The livable area of the house is under truss beams.  All area are fully insulated.  much like an ice chest and holds temp rather wall even with he small window A/C or a space heater.

Seems I need to update this at some point.

Tile floor is now done in the Diner,  Most all Benchwork is now done in the train room,  operations is happening again on the Top level of the layout.

Considering this is mostly about the 2 rooms The Train Room and the Diner aka Crew Lounge.  I will up date this when more is done to finish of those to areas.  Trim, coving etc. etc.
