Thanks for the replies, and I do understand the concept of downsizing but as an O scaler a mini-layout is out.

I was actually looking for anyone who might have done or heard about someone who had, the idea of using my existing layout in a "community" center and starting a club.  I have no idea how to go about looking for something like this so I put it out to the group to get ideas. Florida was an example only-anyplace with no snow and no house maintenance would do.  It seemed to me all the warm climate areas build condos on slabs-I could be wrong about that.  Just looking for ideas.........
