Why re-invent the wheel?  I was working with my good friend and expert model railroad designer Scott Perry on a track plan and I was looking for inspiration for my Richlawn RR V2 when I purchased Lance Mindheim's "8 Realistic Track Plans for a Spare Room".  It's a great book that I highly recommend for small rooms with all of the plans based on a 12ft x 11ft room.  Now my room is 12ft by 10ft, but I found a plan starting on page 20 that would work very well in my room even with leaving the one French door to swing in.  I would have to sneak some space from the isles / layout to squeeze the layout in my room, but I believe it will fit once I re-position the lift out bridge.
 
The plan allows for lots of landscape and towns.  In addition I believe that I can fit "Buck & Loretta's" place and Hoovertown (or part of it) on the layout.  If I go with this plan I may not keep it as a coal hauling railroad and go with some other industries.  Below is a rough edited version of Lance's "Appalachian Coal Branch Line" plan - each square represents a square foot.

Thanks for the idea.  Yes, I've looked at reversing the door swing and while it's possible the door would then swing into the hallway right next to the front door blocking the entrance hall.  I've toyed with the idea of eliminating the one (fixed) French door and using a pocket door to replace the other, but the Boss isn't crazy about me "buggering up" our new home.

Remove door

Use an accordion fold door, curtain, or no door at all. This a big deal and will haunt you until you do something. The track plan is great for the space will bring many hours of enjoyment .

I managed to get permission to change the door for my layout room, followed by making a hole in the wall to the next room, followed by cutting of a bit of the door of that next room for the staging tracks ....

Nice plan

That's one of my favourite Lance Mindheim plans!

Leave the door as is, then you can get started on the railroad quicker. And I don't think it's in the way, the lift bridge just needs to be a bit further inside the room.

You could extend the spur "top left" but access is a bit of a problem.

Rich lawn RR V 2

Nice track plan. I have two suggestions for your consideration. 1. Each of your towns has a run around track about 3 feet long. The passing siding in front of Buck and Loretta's is 5 feet long. It looks easy enough to lengthen the run arounds in each town to match. 2. If you build the railroad with a constant 2 for 3 percent grade (I didn't look at it in enough detail to specify a grade). Where the " continuous running track" cuts through the backdrop you will have enough vertical separation to run the lower end under the visible part of the railroad for staging. Staging on one end only is a natural for a coal branch which dead ends up two separate "hollers" 3. Okay, three suggestions. If it is a coal branch, make the "highest" town a massive coal loader/ washing plant and scatter truck dump or two around. Jeff fry Just my two, or three cents worth.

Staging?

Potentially the biggest issue affecting long-term satisfaction with this plan is that it lacks staging.  Where does the traffic come from/go to?  As of now it's a closed circuit world.

Bi-Fold Door?

One other possibility that may gain you a little bit of space would be to use a bi-fold type of door.  They aren't as convenient to use as a normal door, but if it will only be open when you are in the room, it would be okay.  They are generally available in flush, raised panel and louvered variations.

Doors & Lift outs...

Nice to see you getting settled in and back on the high iron. I like the track plan and look forward to seeing it become reality.

I also faced the delimma of doors and a "no duckunder" rule. Fortunately all of the doors were easy to deal with.

Three doors and two lift out sections...

The bi-fold doors open into the living room, the sliding doors open into the closet, the standard door opens into the bath, which can also be accessed from the master bedroom.

Accordion Doors

what do you do with all that coal?

The answer may be in Lance's book, but where is the coal is supposed to go?  In any case I agree with Jeff's suggestion about staging.  I'm not sure that I'd go for a "massive" anything, though: the feel I get is everything on a smaller scale (if that makes sense).

What's on the spur up back of Buck and Loretta's?  Nice spot for a still...

The coal - what to do with

The coal - what to do with it? No fair asking questions like that! . David, I don't know the answer to that. As far as the spur behind Buck & Loretta's - Lance's plan had that track going into a closet which my room doesn't have as it is a "den". In that closet was another tipple. I like the idea of still as it was rumored that Ol' Man Skinnard was cooking up moonshine!
